presentorcompletelypresentthesupportingdocuments,thebuyerisentitledtorejectthedeliveryandtheliabilitiesfordelayeddeliverythusincurredshallbeassumedbythebuyer.Wherethedeliveryfailstobemadeonscheduleforbuyer’ssake,bothpartiesagreetosettleitinthefollowingmethod:1.2.Article12thesellerguaranteesthatthereisnodisputeonpropertyrightanddebtandcreditofthecommodityhousesold.Wherethepropertyrightregistrationofthiscommodityhousesold.Wherethepropertyrightregistrationofthiscommodityhousecan’tbeconductedorthedisputeondebtandcredithappensfortheseller’ssake,allliabilitiesthusincurredshallbebornebytheseller.Article13seller’sliabilitiesforbreachtheguarantyondecorationandfacilitystandardThedecorationandfacilitiesofthiscommodityhousedeliveredbythesellershallcomplywiththestandardagreedbybothparties(attachment3).Otherwise,thebuyerisentitledtorequirethesellertosettleitinthe2ndmethodasfollows:1.thesellercompensatestwicethepricedifferenceofdecorationandfacilities.2.thesellerredecorateduntilitisqualified.Article14seller’sguarantyonnormaloperationofinfrastructureandpublicsupportingconstructionsThesellerguaranteesthatthefollowinginfrastructureandpublicsupportingconstructionswhicharedirectlyrelatedtothenormaluseofthiscommodityhousewillmeettheconditionsforuseaccordingtothefollowingdate:1.watersupply,drainageandsewerinfrastructuremeetstheconditionsforusepriortodeliveryofthecommodityhouse2.7/103.Intheeventthattheinfrastructureandpublicsupportingconstructionsfailtomeettheconditionsforuse,bothpartiesagreetosettleitinthefollowingmethod:Article15agreementonpropertyrightregistrationThesellershallreportthedocumentswhichshallbesuppliedbythesellerforhandlingownershipregistrationtopropertyrightregistrationauthorityforfilingwithin90daysupondeliveryofthiscommodityhouse.Wherethebuyercan’tobtaintherealestateownershipcertificatewithinspecifiedtimelimitfortheseller’ssake,bothpartiesagreetosettleitunderthesecondcircumstances:1)Wherethebuyerdecidestoreturnthehouse,thesellershallreturnthepaymentwhichhasbeenpaidtothebuyerwithindaysuponthebuyers’proposalofreturningthehouseandcompensatethelossofthebuyerat%ofthehousepaymentwhichhasbeenmade.2)Wherethebuyerdecidesnottoreturnthehouse,thesellershallpay1%ofthehousepaymentwhichhasbeenmadetothebuyeraspenalty.Article16liabilityofrepairguaranteeIfthiscommodityhousepurchasedbythebuyeriscommercialresidentialhouse,theresidentialqualityguaranteeshallbeattachedtothiscontract.Thesellershallbearcorrespondingliabilityofrepairguaranteeaccordingtothecommitmentsinresidentialqualityguaranteesincethedatewhenthiscommodityhouseisdelivered.Ifthiscommodityhousepurchasedbythebuyerisnotcommercialresidentialhouse,bothpartiesshallmakeanattachmentheretowhichshallspecifytheguaranteescope,termandliabilities.Whereanyqualityproblemcoveredbytheguaranteescopehappenswithintheguaranteeterm,thesellershallperformtheobligationofkeepingthehouseingoodrepair.Thesellerdoesn’tneedtobeartheliabilityforthedamageresultingfromforcemajeureornotfortheseller’ssake.Thesellermaysupplyhelpinrepairingandtherepairingfeeshallbepaidbythebuyer.8/10Article17bothpartiesmakeagreementsonthefollowingmatters:TheuserightoftheroofofthebuildingwherethiscommodityhouseshallbeownedbythebuyerofthiscommodityhouseTheuserightoftheouterwallsurfaceofthebuildingwherethiscommodityhouseshallbeownedbythebuyerofthiscommodityhouseThenamingrightofthebuildingwherethiscommodityhouseshallbeownedbytheseller.Thenamingrightoftheresidentialquarterwherethiscommodityhouseshallbeownedbytheseller.Article18thiscommodityhouseofthebuyerisonlyusedforresidenceandwithoutauthorization,thebuyercan’tchangeitsmainstructure,loadingstructureandpurposeinuse.Exceptasotherwiseprovidedinthecontractortheattachmentthereof.Thebuyerisentitledtosharethepublicplacesandfacilitiesrelatedtothiscommodityhousewithotherrightholdersinuseandshallundertakecorrespondingobligationsaccordingtothebuildingareaandthesharingfloorareaforpublicplacesandpublichousingheldbythebuyer.Thesellershallnotarbitrarilychangetheusenatureofthepublicplacesandfacilitiesrelatedtothiscommodityhouse.Thesellershallobtaintheapprovalofotherbuyersifthecommodityhouseincommunityisusedforcateringandentertainmentindustrywhichmightinfluenceonthelegalrightofotherbuyers.Article19thedisputesincurredinperformingthiscontractshallbesettledbybothpartiesuponnegotiation;ifthenegotiationfails,settleitinsecondmethodasfollows:1.submittoarbitrationcommitteeforhandling2.filealawsuittopeople’scourtinaccordancewithlaw.Article20incaseofunmentionedmattersbythiscontract,bothpartiesshallmakeagreementsandconcludesupplementaryagreement(attachment4)Article21eachattachmenttothiscontracthasthesamelegalforcewiththiscontract.Inthiscontractandtheattachmentsthereof,thehandwritingcontentinblanklineshasthesamelegalforcewiththeprintingtext.Article22thiscontracthas23pagesintotalandhas4copieswiththesamelegalforce.Thedetailedsituationisasfollows:Thesellerholds1copy,thebuyerholds1copy,KailiHousingAdministrationBureauholds1copy,andbankholds1copy.Article23thiscontracttakeseffectupondateofconclusionbybothparties
